What is a Homeowners Rep, exactly?

A Homeowners Rep is an independent professional you hire to look out for your interests during a remodel. We do not work for the contractor or the architect. We work for you. We review the contract, watch the build, flag issues, and make sure the job ends the way you want it to.

Why do I need one if I trust my contractor?

Trust is great. Verification is better. Even good contractors miss things, push schedules, and have crews that vary in skill day to day. Having a 20 year pro reviewing the work keeps standards high and gives the contractor a partner who speaks their language.

What does it cost?

Engagements start at $1,500 for a one time pre construction review. Full project representation is custom quoted based on the size and length of your remodel. We are most cost effective on projects starting at $50,000 and up, where one missed scope item or one bad change order can dwarf our fee.

Will you also build my project?

No. If we are your Rep, we are not the contractor. That is on purpose. Our job is to be on your side, free of any conflict of interest. If you want Crafted Kitchens to design and build the project, we point you to our remodeling services instead.

How often will you be on site?

For full representation, we visit at every major milestone and any time something needs eyes on it. Typical projects see us on site once a week or more during active construction. You also get weekly written progress reports and direct access to text or call when something comes up.

Can you take over a project that has already gone bad?

Yes. The Rescue tier exists for exactly this. We come in, document the current state, build a remediation plan, and help you negotiate with your existing contractor or source a replacement. Call (832) 725-6403 and we will set up a same week visit.
